Prestigious Rancho Santa Fe

This house of the rising sun is not in New Orleans, and it hasn't been the ruin of many a poor boy in the prestigious Rancho Santa Fe subdivision.
This is where stucco and wood-framed homes rest under mountain views with fenced back yards on half-acre lots. It's near Hualapai Elementary School and just a short drive from groceries and other shopping.
The single-family residential area features homes like the four bedroom, three bath at 4223 Rising Sun Ave. off Diamond Spur, priced at $215,000, according to Mohave Integrity Real Estate Services Agent Charmayne Keith.
Built in 2001, the 3,077 square-foot, one-story home on large corner lot is patio-covered with a rock-decorated and mature tree landscaped front yard on a publicly maintained road.
And that applies to just about every home in the neighborhood, home to plenty of families and retirees, said Doug Potokar, owner/agent with Kingman Home Realty.
"It's probably one of the more prestigious neighborhoods in town," said Potokar. "It's at the base of the Hualapai Mountains, so in a short drive you can be up on the mountain. It's pretty peaceful."
Generally speaking, home values in Kingman can be gauged with a view of the Hualapais, Potokar said: better views translate to higher home values.
And there's several hundred of those in Rancho Santa Fe, where an average lot rounds out to a half-acre with an above-average sized home - 1,800 square-feet of living space and above - and at a price range of $90 to $120 a square-foot, according to Potokar.
"You got some space from your neighbors, with RV parking and detached workshops, and room to build," said Potokar. "It's very clean. All the front yards are supposed to be maintained by code; everyone needs front lawn landscaping, so when you drive through the neighborhood it's mostly owner-occupied, not very many renters. So a lot of pride and ownership in the neighborhood."
Inside the home on Rising Sun Avenue is an open floor plan with a casual dining interior, vaulted ceiling, ceiling fans, tile countertops, formal dining room, great room, jetted tub, pantry, rear kitchen and breakfast nook with cherry wood cabinets and pot shelves.
In the living room, bedrooms and dining area you'll see French doors, with upgraded windows throughout.
Also featured within is a gas log and wood-burning fireplace and three-car garage, and the house has central electric cooling and gas for heating.
Additional homes are available on Diamond Spur Street, Broken Arrow Street, Hidden Canyon Road, Pinto Road, and Sandstone Street.
"The Hualapai Mountains are one of the best attractions in Kingman," said Potokar. "Any property in the town, the better the Hualapai view, the better the price."
